Just some food for thought for the contract...

So the short story is this, I am a CPA and am self employed, and have a full time job, I also have a food business with my wife that requires a kitchen, which we are currently renting.

Get free food.

To be fair I love REI so take this with a grain of salt. 

I've never pursued the strategy so take everything I say with a grain of salt, however, this is what I have heard time and again. 

Looking at banks, fast food.

They put in a small kitchenette combined with laundry units that seems to be some type of food-prep area. 

Food, cleaning supplies, home expenses, etc.- See about contract nursing for in home care.

First off I am new so take my advice with a grain of salt....that said my experience so far very much aligns with "great deals are created not found"  Which means....you have to get off market deals to get great deals.   

We have many tenants who are super friendly, make special food for my Filipina wife and give her small gifts like perfumes, but we never give our tenants gifts, never give rent discounts and we never treat them differently when their rent is late, or when we have any other type problem with the friendly tenants.
