Restaurants have one of the highest failure rates in business, unless you are getting into a well-established franchise, like McDonalds.

Boutique retail is also a sector with a very high failure rate.

I'd ask your friend why they recommend those!  Rental real estate, for example, has a very low failure rate and has numerous other benefits.
