Is it worth diving into a full bathroom/kitchen gut (unpermitted/handyman not of my choice) possibly revealing more issues or just paint, new cabinet pulls, switches/outlets, lights, etc?

Providing services is often more lucrative than investing on a small scale anyway.If providing services isn't your speed, your best bet will probably be to partner with someone.

Full disclosure, the City of Detroit Assessor's office is not the best, so you often don't see as large as an increase as you should - but, there will be an increase!

I am risk averse and if I were to purchase, I would tear down to the studs and do a full rehab {this would include getting rid of asbestos shingles and insulation).1) I have done a ton of research and it appears as if getting rid of asbestos is very DIY able assuming you spend money on the safety equipment and use it properly. 

If you don't need him to sign loan docs with you, you're giving away too much - overpaying for their services by a good margin if he/she is taking a full GC fee too. 

And yes, the payments are usually handled via a loan servicing company for a minimal fee to the seller.
