There are some small improvements to be made in the quality of amenities (coffee makers, some TV´s need to be replaced, fresh paint, new linens and some light fixtures and some improvements in the bathrooms) but we have worked this out to roughly $2.8k per door. 

My intent is to go down to the studs and start fresh, removing any rotten wood or subfloor, replacing plumbing as needed and re-water proofing.

We decided to paint the old cabinets and replaced hardware, which saved us money while giving the kitchen a fresh look.

For the smaller things (like the bathtub & toilet), they can get baked in to the painting payment. 

Saying everyone should manage their own properties is like saying everyone should change their own oil and bake their own bread.I think that effective management frees up owners like yourselves to spend their time on other activities.But if self-management is both easy AND fulfilling for you then go for it.

I'm curious to know if most buyers will require a realtor for their transaction and if I should bake in paying a buyers agent 3%?
