Denver Property Management Companies

I'm meeting with a seller this weekend to possibly purchase their house and am trying to get in contact with some local Denver property management companies to get a better idea of what the rent would be.  Zillow says $1,795 which seems way to high but Rent Range says $1,350 which seems too low.  I called a couple management companies already but they seem to have taken off early for Thanksgiving. 

Also, if anyone knows south Aurora well, what do you think this house would rent for... 3bd, 1.5bath. 850 fin sq ft plus 420 sqft unfinished basement.  2 car garage.  It is in the Aurora Knolls - Hutchinson Heights neighborhood.

@David Hodge so a few thoughts. 

1) Age and Condition is important. Newer construction and nice finishes with fresh paint rents for more than old floor plan with tenant grade finishes and tenant white throughout.

2) Dig into the rent numbers a bit more. I looked at Zillow. There is an active for $1,700 which is a 2:2 townhouse. Not really even close in comparison.

3) The schools are not great.

4) The space is small at 850 sq ft. Really hard to get 3 bd and 1.5 bath in that space. It's probably going to have a chopped up floor plan with small rooms at best. $2 per sq ft is really stretching it. 

5) There is not a lot of data. 

6) Just based on what you have, I don't think more than $1,500 per month would be reasonable and I would lean toward the $1,350. I would actually do $1,299 with tops at $1,399.

Better to be low and miss the deal than high and own an alligator.
