I'll admit I don't know about Atlanta or even Dallas wholesaling, but someone could blow through $6k on marketing here and not buy a single property (this excludes legal costs)  My overall point I suppose is that the higher the return typically the higher the difficulty and/or risk and to generate enough to live on one's own from $6k right out the gate will probably be very difficult and/ or risky.

I have difficulty understanding the point of playing "Don't name Valdemort directly" with this company, if (as you just said) your own site  (Real Starter) is not going to materialize for "several more years".

Often times their fee will be high but it is worth keeping everything in one house as it will save you later in cost overruns because of miscommunications, technical difficulties, and so on.

Part of what;s so difficult is that Im no longer in the position I used to be.  

The difficulty from what I see is that these sorts of scams are mostly small and local police are ill equipped to investigate and prosecute especially since most of the criminals are not local.

Also, Dan Kennedy is a great teacher of selling material.Anytime I'm having difficulty being motivated, I pause then ask myself if it's because I'm avoiding something, experiencing fear or other emotional state, and it's often something that I failed to do or a step I skipped or cut corners on.

@Chrissi Bernardo I'm mostly reiterating other responses here, but here's my take.You CAN find houses on-market under 100k in any of the cities you referenced, but this price point comes with a lot of operational difficulties.
