You can now take what seems to fit your comfort level and situation and then repost the a question worded with the method you are learning towards to dig deeper on that specific method to make sure you are heading down the right path.Also being a newbie and a couple hours away from your potential property I would suggest finding a good property manager.

But there is a MUCH, MUCH deeper side to this that those who are rich and from the Golden State fail to realize.That cashflow in 'flyover country' is cashflow today.  

@Chris Martin  as a tesla owner I have delved into this a little bit.. but more on the commercial side what I was surprised to hear and not sure where I heard it.. but Tesla has been able to offset supercharger locations and set up by the ground owner PAYING tesla to allow them to put superchargers on their property..
