We would really like to purchase an owner occupied multi fam unit (2-5 doors) in Spokane or Coeur D' Alene and live in while continuing to airbnb or long term rent mine in Spokane.

Also he is going to put half the rents of both properties toward the purchase price and continue to handle all repairs until I purchase them.

We are in a situation where we have built a good bit of equity in our current primary residence and are trying to figure out the best method to leverage that equity to continue building our portfolio as fast as possible.

Seems like I should do this sooner rather than later due to growing concern of market being topsy.I know this is not a home run and I am not cash flowing as much as I would like but want to use this investment to continue to learn and grow and eventually hit double/triple/home run(!)

Prices are always going to be determined by supply and demand and as you continue to have a growing population and good paying jobs coming to town, that only helps the case for prices to go up.

There are ways to get information, education, and glean from others' experience without pulling funds directly out of your pocket.

As I mentioned in a previous comment, all previous agreements in B.C. are grandfathered as not allowing the growing of pot indoors, so I just needed to educate the tenants on that fact.If the insurance won't cover, that just ads further justification for me.
