I am in the process of building a 8700 square foot modular condo in Newburgh and stumbling along  in Port Jervis.

A tenant I have now is driving me crazy with her expectations.She bought new blinds for the house, although there were already blinds there and said I have to give her the money for them.She said if I expect them to cut the grass (which is now a foot high), I need to buy a lawn mower for them.She said I had to replace all power outlets in the house because they are old.The demands simply never end.

So I have quotes of finish out of $40.00 - $125.00 a foot depending upon finish out.

I've run my numbers assuming a worst case scenario of a $1mm valuation but I know its worth more even if i discount the price per square foot down by 20%.

They will probably charge a front foot assessment for the 30K .

A new concrete pier footing and a longer post on the pier footing sometimes will do the trick just fine and that's only a few hundred dollars worth of work without requiring engineering. 

I'm new to real estate I'm 19 single child, I'm highly motivated to learn about the process of wholesale/flipping houses!

Have any idea how much it would cost per sq foot.
