A tree fell on one of my properties, and the other party is denying my claim.  What lawyer do you recommend to fight the claim and get something paid out?

For future situations,  reply to their 30 day notice with a confirmation letter listing your expectations for deposit refund: clean appliances, trash removal, yard maintenance, etc. and remind them of the 30 day stipulation so there is less chance for dispute.

Send out a post card or yellow letter saying that you are interested in buying their home. 

If you leave someone a bad review does Airbnb automatically block them from booking with you again?

There's only a couple private letter rulings to guide on process. 

And that the day before closing they would notify the tenants of the new ownership with letters on each of their doors.  

Not on purpose, we just sent everything they asked and got the letter.

Trends can vary drastically by neighborhood and even by block. 

They called me about 2 weeks after sending them the letter and gave me a price for all of them together.
