Plus I believe this would attract some class A renters since it's in a nice neighborhood and the upper end of price. 

Seems to help with some of my rentals which sometimes attract folks who might have a hard time coming up with a security deposit and the full first months rent and a pet fee (if it's a unit where I allow pets).   

The rent seems from all indicators to be perfectly priced, I am afraid that lowering rent will just attract even more lesser qualified people.

For example, a 10% cap property financed at 5% looks fantastic, if rates move up 3% you're not looking at such an attractive option.Has anyone done any analysis of this situation?

There has been a relatively recent freon change and the old "R22" freon is extremely expensive (more than 10 times what it used to cost) and most newer units are designed for the new freon and the inside and outside components typically can't be old/new mix.

Hi everyone,I recently listened to one of the podcasts which talked about attracting corporate tenants, i.e. renting to companies who will place professional workers in the apartments.

If the numbers are attractive, what would you do - filling it or "flip" a pool (maybe the patio walkways, bricks, and fencing around it?) 

Personally I dont see greece laws regarding real estate being very attractive.
