I realize I am in a different situation from most here, still looking for my first investment, but is anyone in vegas actively trying to grow? 

But Governor Sisolak has allowed casinos to open and I really feel our property rights should have been the first thing restored, not the last. 

Best to move to Las Vegas, get a feel for the areas, then select area you want to live.Terry

I know Vegas investors were doing this.However again anyone who says there are not deals out there are just those who are not looking hard enough or are stuck in some rut ( Ben) maybe fits that description since he has not bought anything in 3 years according to him and if he only bought in 2010 at the all time low and is basing his investments on those metrics he may never buy again . while the rest of us who are truly in the business we make money each and every month regardless of pricing. 

My new Realtor (last one retired to Vegas),  has sold us three things in less than 2 years.  

Google real estate attorney in Las Vegas call and ask if he can do what you need, and if he ever has done it.

So that's why I decided to look elsewhere.I am currently invested in Las Vegas and found some great deals when I bought just before the prices really took off. 

Look for beaches, amusement parks, shopping, casinos, restaurants, popular yearly events, etc.
