House Hacking in Las Vegas

Hello BP!  I am planning on moving to LV and want to buy a fourplex as my primary residence. I've noticed that there are plenty to choose from and was wondering what areas should I avoid? It seems like which ever one I want to pick, I will most likely get a cash flowing deal. Not like that here in Portland though!

If you’re looking for a tax write off, buy a turnkey fourplex in Las Vegas. If you’re looking for profit, get it distressed at a super deep discount, make repairs, then re-rent it. Most 4plexes here are rundown, need lots of repairs, and are in “D” areas. 

I would recommend not to pay retail price for any small multifamily in Las Vegas. The maintenance issues will make your investment a money pit.
