Generally no closet, no bedroom but what does the local code say. there is also minimum square footage in some towns I am in and even if you meet those requirement if you are on septic it is limited by number of bedrooms allowed on the septic.

They look like they could be but you have to make adjustments to them based on sq footage and additional bathrooms, etc.Make sure your square footage is correct too.

Since the reality is a given city or zip code may have quite a bit of difference in rents and property acquisition price from neighborhood to neighborhood, you can often make more than the fair market would otherwise allow for a given area.For the wider market: in some areas square footage is king in other areas bedroom count is king.
