Might want to gather info from the seller/builder and then head over to the planning department and corroborate and do your own due diligence.

I visited our local planning department today, explained my question, and they gave me a list of permitted uses.

There have been some clever workarounds in the past, but once a pattern emerges that raises red flags, the banks legal department figures out a way to put and end to it or at least make it more difficult.

This is due to the building department.
