. $100 vinyl windows are a great upgrade from single pane combos in a lower priced area, but you wouldn't dream of installing them in a fancy area, there it might be $600 wood windows and it'll likely cost more to install them as well because fancy homes often have lots of fancy woodwork and such, which adds up to much more work to install correctly than on a low priced home with simple trim.

This particular property still had some original woodwork in the entrance area that was retained and restored which gives it a nice touch:Screenshots were taken from the inspection videos.Tenants in place, signed the PM papers, and now the waiting game for the checks to roll in :).I'll try and follow-up with some estimated cash flow numbers shortly.

Happy to help with a little more detail.Ideally the property would be fully turnkey, but if its a good deal and the property needs a little work meaning a visual touch up like painting, decorating, or basic woodwork like some shelves; I have somebody to help me with that.

The instructions say every 2 feet, but that means not every rail is on a stud, so i overkill it and go every 16" to hit a stud with every rail.I also do woodworking and have done wood shelves which would work too (no pun intended), but i wanted to throw you another option depending on what look you are going for.
