I have a 4 BR townhouse with 4 bathrooms (2 full/2 half). 3 floor house. 2 full baths on top floor with 3 BRs (1 master), 1 powder on middle floor (1/2 bath) and 4th BR is in basement with 1/2 bath.I really want to rent out my house in a year or two.

If you sit on the sidelines with your powder dry, what will be the trigger to get back in or are you going elsewhere?

By the time it's seasoned, the cashflow has restocked my dry powder but YMMV.  

When I would see a roach after that, it was dead or dying, and I could even see the white powder on them, so I know the DE had something to do with it. 

If it's 7% on a $100,000 loan, and that property's been appreciating and cash-flowing, you might find it's better to own the property.Rates are very low now, so it would almost make some sense to hang on to some dry powder. 

In other words, use of criminal history as an automatic disqualifer had a disparate impact on people based on their race, color, or national origin.The thinking goes like this: In the past, it was felt that use and/or distribution of crack cocaine was a more serious crime than use and/or distribution of powder cocaine, as one example.  

As far my plans, patience and dry powder. 

Compared to the comps I've seen in the area it has a larger than average fenced in back yard and includes a recessed hot tub on the back deck. 3 bedrooms (one is a small crib room in all fairness) and 1.5 bath (upstairs main and downstairs powder room).I have spoke with a local management company to go over their specific services and I believe I have a general concept of how they operate.  

Cash out refinance at the earliest opportunity if you're actively planning on expansion so that you ACTUALLY possess that dry powder to take down the next deal and have eligibility for a pre approval on the purchase loan. 

I think that would depend on how much dry powder they have to ride this out.
