Too add or not to add basement bathroom

I have a 4 BR townhouse with 4 bathrooms (2 full/2 half). 3 floor house. 2 full baths on top floor with 3 BRs (1 master), 1 powder on middle floor (1/2 bath) and 4th BR is in basement with 1/2 bath.

I really want to rent out my house in a year or two. Do you think it would be worth it to renovate my half bath in my basement to a 3/4 or full bath if I have the space to? Basement is fully finished and the closest shower/bath is 2 floors up. I want to be able to rent it out for more money. Due to the inconvenience of having the closest bathroom two floors up, I think it would add value. Has anyone done this? And have you been able to rent your property for more money after doing this?
