It shall be an unlawful discriminatory housing practice for any person, or any agent or employee of such person:To refuse to consider as a valid source of income any public assistance, alimony, or child support, awarded by a court, when that source can be verified as to its amount, length of time received, regularity, or receipt because of race, color, religion, gender, national origin, age, familial status, or handicap;"https://www.ok.gov/OREC/documents/CompleteDiscrimI...It is illegal in Oklahoma to discriminate against an applicant because their income is from public assistance.

That's the case in any segment but I think we tend to find it more offensive in Section 8 bc the government's paying.In any segment, I recommend checking social media and the like of all applicants.

I always encourage them to house hack, or at the very least move into the property they're buying if it's SFH to get a lower interest rate and lower down payment. 9 times out of 10 I get the response of "I can't do that for X Y Z reason" Which always can be boiled down to some version of "I like my current lifestyle, I don't want to change my status quo."

@Leo CuomoRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.
