Hey you guys, I just recently finished Sheetrocking and taping my current BRRRR and now I need some suggestions on what paint and cabinets I should use.

I would suggest coming to some investing meet ups and just start talking to others and form a plan based off of that.

Indeed, it's probably ideal to do the kinds of things my colleagues here and I have suggested before trying a $$$ seminar or mentorship of that price.

It's simple economics.

Read some books, preferably those written prior to 2015 when YouTube gurus started telling everyone how easy it is to buy 17 houses a year with no money down.Investing is pretty simple if you just follow the process investors were using since the beginning of time.

I had a couple of people suggest to me to sell my appreciating Bay Area SFH so I could acquire more "doors" and theoretically "cash flow" more with OOS properties.

Miami is still doing well, Fort Myers is adjusting and has lower real estate than 12 months ago, etc..)My simple thought, for what it is worth, is choose a place to live and not invest in:  choose the location you and your family WANT to live in ( because of the schools, taxes, weather, other family there, etc...) and then buy and do real estate there (and get whatever licenses you need once you start third party management).I wish you well!

Any pros/cons on either or any other operator suggestions would be greatly appreciated.

This is defined as 30 days or more, and you will easily find nurses, professors, students, and more than need a 1-3 month airbnb.Speaking of, you could rent the whole space mid-term - and I suggest through airbnb or VRBO but you don't have to use those.
