I found it might be less expensive to send a post card to the list at first to see how many bounce, then scrub them and spend the money on letters & bulky mail.

You could also work foreclosure lists by scrubbing for equity and length of time owned.

This allows me to focus on more counties I'm close to and want to work.Yeah, lots of dead leads but it's cheaper than buying a list, scrubbing for equity, Making sure it's correct (hint) and working that list. 

The shower surround had so much grime on it, that I had to really scrub it with soft scrub.

One of the enamels is "washable"... gives you the opportunity to just scrub the walls versus repainting the entire home between tenants.  

There's some scuff marks near the fridge I know I can scrub out with no problem. 

How are you scrubbing your list sources to find " absentee owners with 30%+ equity and at least 5 years of ownership" do you have a system?
