Here's my sad attempt to replicate :(- 12 Month Term: I have a provision *similar* to this in my Agreement (not quite as stringent though).

It's human nature, whether on BP or any other site, to see success, and want to replicate it!  

(Some guidance on what I think would be good investments I'd post on here and see what you guys think)2) Contact really big and successful real estate investors, and explain my goals and why I could be the man for the job to help them find properties their way while learning their process for replication on my own.

I actually had a very good offer in Chicago at the end of last year, but turned it down, call me a dreamer but I don't think the insanely good amount of technological wisdom that can be grasped in the silicon valley can be replicated anywhere else, so my plan was to stay here for at least 4/5 years (or, at least, until I remain single so that I can rent a little place) and then considering a move.So, passive rental income would still be my dream for a few years :)

They believe the kids would get alot more out of doing these activities in an actual house opposed to a classroom environment trying to replicate a house.

This ONE buy won't set you up for retirement - you need to be able to replicate deals like this!

I don't think any book can replicate that. 

I'm looking to replicate as soon as I find another great deal.Here is my question:  Should I refinance this property into another conventional mortgage or into a portfolio loan (if I can pull it off)?

Los Angeles is unique and I think that you just can't replicate that in SFV therefore the property values will never reach that of other areas.
