The majority of the business I do is buying small multi families and identifying the towns that are more favorable for investing.

All the confusion comes from the fact that there are so many different parties that have a say, as to what is a "bedroom".

It's not hard to understand the disqualified party rules and prohibited transactions.

Before you get a flip under contract it is important to know that you have a vendor/contractor you can trust that will do the work needed.okay that's the tricky part is finding contractors in those small areas but my plan is to make sure it's connected to a big city 

I think this arrangement can suit both parties, he wasnt going to be able to keep the house but can still live there for super cheap.

What seems most attractive for now seems to be multi-family markets starting out and eventually moving into 5-20 unit properties for growth. 

Hi Willie, I think it would be best to wait until you have more capital to put down for a multi-family property.
