You did not get them into the predicament they are in and buying their house is a solution to their problem, but if you don't start nudging them to go (more than asking a realtor to find them a rental), they will never, ever leave and you will have wasted time and energy on a project here that fails when you could have already closed a different deal and been in renovation.

They're probably offering to sign a 5 year lease, because they want to lock in their rent before the improvement is made.As said above, there's really nothing preventing tenants from just breaking leases, beyond their own sense of morality.

Moral of the story I guess, is you can't do too much due diligence, don't be blinded by your eagerness to get started, no question is stupid unless not asked, and for goodness sake, know your property lines!

@Avvy Morales  If they knew you were coming by and that is the general state of the place, I would remind them that they need to do a better job as they may create other problems-think mice or bugs or mold.
