The Sellers agent was smug and was misinformed about the property unfortunately I made the mistake of correcting him during the open house in front of other buyers, I didn’t mean anything malicious with my comment but apparently the seller’s agent took it that way.

Yes there are bad landlord actors but they in no way outstrip the # of tenants who destroy properties, don't pay rent, etc. and leave landlords out thousands.

@Shiva Bhaskar Their law stipulates 2 things, under the age of 10 = 10 years in prison; between 10-16 yrs old, and actor is 3+ yrs older than victim = 15 years.

Date property was purchased: August 2019Invoices for all work completed prior to closing.Date tenant stopped paying rent.Date you provided tenant with eviction notice.Dates that you heard renovations start.All this will give the adjuster a timeline to illustrate "malicious intent" by the tenant.
