I'm familiar with the small town market, in general, and your long term exit strategy might be turning a building into a flea market.

I am considering converting to a long term rental but thought that mid term might also be a good approach as well considering the home is fully furnished.

Since you have good personal credit but little capital, consider leveraging strategies like house hacking, partnerships, seller financing, or DSCR loans that don’t require strong business credit.

I suspect even the banks who are aggressively expanding are doing so merely to sure up their geographical presence  to in order to expand their customer base but will then pull back on their branch numbers.Unless there is significant term remaining on the lease, there are other retail concepts that would be deemed more marketable.

My short term goal(s) in the next few years are to have 4-5 properties (long term), as well as a multi family home.

I'd rather have a known good long-term tenant renting at a discount (but not a $500-1k discount) than fill a vacancy with an unknown entity.

Even after one year, that property may provide thousands of dollars worth of appreciation, you will pay down your loan and build some equity, and you can depreciate the asset.
