I just continue to monitor the market and when something I can't pass up comes along, I'll get it under contract and figure out how to buy it.To use a baseball analogy, I tend to think that you don't have to hit a home run every time, but if you consistently get on base (positive cash flow), you get to keep playing, and will probably win.I hope this helps you in your quest for the best ROI.Good luck!

The bank is asking 3.5M for the property, this is out of my league, or bigger than my pockets, you could say.I was hoping maybe someone like @Joel Scott, or @Joe Fairless, maybe even @Ben Leybovich, or @Bill Gulley or anyone, could help with some ideas on how I could help play matchmaker in a situation like this.

Why spend $300,000 for an Ivy League education in "working with relatives" when you could get the same info for $3,000 at your local community college.I'm not trying to dissuade you, working with people you care about can be incredibly rewarding.
