At the end of the day, the goal is to ACTUALLY OWN SOMETHING, rather than juggling debts back and forth for the rest of your life.I know I'm preaching to the choir, but sometimes I'm frustrated by the insinuation that bigger commercial loans are easier to get....once you get into the game and actually try to get one, road blocks appear left and right.

And tell me this, what's harder to do: A) to continue working hard your entire life for the next 30 odd years 9 to 5 every day, or B) to juggle the equity from your house, into an apartment which might displace you for six months to a year, but then allow you to retire if you wanted off as much as $21,000 coming in each month in total, and not even have to work another day in your life if you didn't want to.

screening tenants and showing properties in addition to juggling the minor repairs they needed.My new system was as simple as asking these 5 questions to every person who called me before scheduling an appointment to show them the house:Do you make at least 3 times the amount of rent per month?

Just a followup...In regards to open accounts on the credit report, you also want to be comfortable that the applicant is able to pay those monthly payments as well as the rent, and will not be "juggling" their money.I also did not mention what is for me, the last step in the application process: criminal background check.
