Kitchen could probably use some sprucing up - repainting cabinets, new hardware, new appliances.I saw a similar post on here where someone did a similar amount of work for ~15k, though her prices were competitive.

Also, you can buy the weed removal hand tool for under $5 and give each tenant one of those; I was able to buy them on sale at Ace hardware earlier in the year for under $1 each.

This led the State agency to require a.) that there can be no disturbance of the soil at all within a certain footprint of where the tank was located b.) this defect has to be registered on the deed, c.) all neighboring properties have to be checked for active and passive water wells and if any water wells are not properly decommissioned (I believe this involves removing the hardware and plugging the well with concrete) they have to be tested now and over the next several years for contamination.

Just an update on this house.I went and looked at the house yesterday and had my agent give me real numbers $110k ARV, $950-$1100 rentShort version: I gently offered $70k, they declined and said they would hang on to it and keep trying.My evaluation:Seems like a nice neighborhood alot of older people, and decent incomes (assuming based of the vehicles in the driveways and landscaping)First thing I noticed as I pulled up was the house was an ugly color and inconveniently narrow driveway lolThe inside was actually very nice the kitchen was all new, (everything was cheap materials i.e. vinyl "tile" floor, formica countertops, nice big cabinets but no hardware) But the original hardwood throughout the rest of the house was very nice, bathroom looked new but again cheaper materials.

Taking the cheap with repairs route you now know that what is being done is all set and shouldnt be biting your wallet again for quite awhile ( roof, water heater, furnace etc ) To try and ballpark answer your question of : " How much does it normally cost to do the necessary renovations for a "7 000 dollar" house, to make it ready for tenants?"

If the cabinets are decent, maybe painting them and putting new hardware on them will work.
