The entirety of the commission belongs to the broker....so you as the agent can not actually forgo the commission without the brokers permission. 

The reason for going Z-wave is the cabin is in the mountains and wifi, though available, is not the greatest.

However I agree with you... in your neck of the woods urban core is pretty dicy for out of area.I bought 11 new constructions in Mississippi for go zone.. and they are all A class and have been a breeze..
