I wouldn't bother with filing any motions, those are only going to cost you more in legal fees and give the tenant more time to delay while fighting the motion.

Folks were fighting over flooded appliances in Baton Rouge after our flood.

If they have lower than market rents and location is an A then many tenants expanding might fight for the location and pay a premium.

Unfortunately @Chris Irvin I'm not as close to you and don't know anyone in your area but I'm sure someone will chime in here, this place is a fantastic resource.  

The first deal is always the hardest as you are building a system and usually fighting financing and timelines. 

Or at least one that is within a reasonable drive from Irvine California.  

Wow....this charges are ridiculous..... when I see that type of stuff I truly think the PM is "fishing" and hoping that the tenant will just concede since some may think they have no rights and wont put out the effort to fight the charges.I had a landlord do the same to me when I was a renter.....

I assume I can easily NOT renew a lease if I am moving into the unit as owner occupied and the tenants shouldn't be able to fight it.Thanks for all advice and anyone who would like to connect online or in person for a drink and to talk REI.Scott
