How did you add value to the deal?

I saw this property as a prime value-add opportunity.

We've averaged around 7% for mortgage rates for the past two years now…I think if we can see a settling somewhere in the 6% range, if not sub 6%, we will see nice consumer confidence not only for home values, but rent values as well.

There was no requirement of primary residence of deceased to primary residence of child (farm Land is also exempt from reappraisal) to keep the prop 13 value.

I feel I'm on the low end, but my COC return a year later is roughly 14%.

I know these lines of credit are typically variable rate and interest only but when I am buying deals with 20-25% equity that are new construction and cashflow around $500/mo with this loan option, I feel like I have hedged against those risks fairly well.
