If you were bidding on a property that went to $101,000 and you only had $5,000 on deposit, you would not be able to bid the $101,000 - you would be "out" due to lack of funds.If you won the auction for $100,000 - the $95,000 balance is due the next day, in certified funds, at the court clerk's office.

I always check probate courts for estate filings and possible Conservatorship of a senior.Another possibility is that ownership has already changed and title held by entity, just waiting to take next step to rehab, demo, assemble other ownership, etc.

This is the issue many have with wholesalers, what you are doing is marketing the property to the masses which requires a license (the I am marketing the contract I would love to see how a court would view that).
