Most investors, especially those who are out of state, will have most of their issues stemming from property management and contracting. 

Part of the issue may stem from the fact that BP started marketing the idea years ago when the RE market was less hot and it was more viable to get a good enough deal to get all of your money out.

Is that where this stems from?

This idea stems from a neighbor whom has a large plot of land right next to me and whom is storing RVs.

It's a great pocket for both flippers and landlords, since it has a relatively low initial purchase/all in price, and it is appreciating as well. 19143 overall is seeing a good amount of gentrification stemming form university city.

To me in the Information Age, education especially in STEM or business has value.

I bought a Duplex last year built in 1973 only issue I noticed at that time was cracks in garage floor I asked home inspector if it was a concern  they said its common for older houses to have cracks in the floor, but now a year later I wanted get the cracks fixed my contractor told me  there's bigger issue floor is cracking on 1 side because Stem wall sunk 1.5 inches.
