My realtor told me some investors have temporarily reprioritized COC ROI to the back-burner (due to the higher interest rates), and have shifted more of their focus to appreciation. 

Last week management told me we had to replace the burner on the water heater. 

Other than that just don't let the tank run low (draw sludge and clog filters) or empty (need to prime burner yourself or get service appointment).

Also, an outdoor kitchen, propane fueled 4 burner unit with a bar, counter, mini coolers, grill etc...There are more, but you get the idea.Obviously I can put them all on Craigslist and sell them, but that would require me to go through the trouble of finding out the brand/model number, how much it was when new, if it's fully functional or not, and show it, negotiate etc...Are there other alternatives?

Do I feel bad someone spent 10 seconds texting a burner number saying they are interested? 

Obviously it's smarter to switch to gas (some boiler can simply have the burner replaced, a good move if it's not too old) and then get rid of the tank.

I can usually walk them through a tweak to the stove burner or leaking dra8n trap, but they need guidance.

Easy quick solution for the friends is to be logical — there are portable countertop stoves/burners that are electric, induction which are awesome and gas type which are great too.

(the $250k included down payment, holding period for rehab and closing cost).Ideally I'd love to update electric / pluming / ACs / windows.. but i guess that would have to be put on a back burner for now.
