So I had it mailed in two batches.  

My very first batch of marketing cost me around $15 (stamps, paper, envelopes)  I had some family members help me write 24 letters and sent them out. 4 days later 2 calls 1 of which was a very good lead.  

If so, how did you know that the PM's weren't any good for your first batch of properties?  

And as @Joshua Springer said, education comes in many ways and one way is to ACTUALLY START.I finally mailed out my first batch of direct mails last week after having the list for 3 weeks (I know, that's bad) because I was still researching how I would contact them and what I would say.  

So there is a built up base ready to roll once a batch of new kids are school aged.

Make sure you start out with a batch that you can mail to at least 7 times or more.
