As you mentioned, it might be difficult timing the sales of each of properties where you can achieve a combined exchange (multiple properties into 1 property / or a few properties).Just a quick note that may be helpful - I work with a group of investors that can help with a combined exchange into a single property and will buy it back once you've found a replacement propertie(s) as the final destination for your capital.

Not awful, just not what I was expecting.I would also say that with 1 property I would probably not use a PMS but it is definitely helpful when you have multiple properties.

But you fail to properly (and hospitably ) introduce yourself and you have an obsession for privacy and self protection with multiple layers of LLCs and twisted ownership, why would you expose yourself to lawsuits to simply be mean?

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.
