In a single bulb fixture that may not be a big deal, but when you're talking multiple bulb fixtures the odds of having a bad bulb in there increase. 

And it's ESPECIALLY tough to find great MF deals as an out of state investor bc when the occasional great MF deal does crop up, odds are that someone local will make an offer before you're even aware it's on the market.

But in both careers, I found I was giving more time and getting less fulfillment.While working 9-5 jobs, over the past 5 years (Finished Study at BGSU in 2011), I've spent countless hours working for free and volunteering to try and make my dream of working in an NBA Front Office a reality.

@Cary Ferguson Jr guess it depends on how low rents dropped during that recession, but based on what rents dropped to last time during the recession in this same area..I think I'd be fine. that's what I find so odd??

I recall the proforma on that property being somewhat odd --- maybe the stated gross income was too high compared to what the stated rent was?

Although I did check beforehand that there were no HOA liens, I've run into an odd situation on a townhouse I have under contract.  

I find these odd things don't happen as much then, when there is more competition.

That seems pretty odd for all 13 to be out of their lease.
