Hello Bigger Pockets Community,My sister is considering renting her 3bed/2bath home in Sacramento CA and relocating to WA state.

My lease has a sublet fee (2 weeks is guest by lease more than 2 weeks in a year is sublet) that is costly enough ($100/night per person which is about what a cheaper hotel is here) that makes sure tenants do not have others move-in without informing us.

While I don't want to focus on doing this as my main source of income (I still mainly want to do fix & flips and contract assignments), I wouldn't mind trying it, just to see if it's something that could work for me.  

My preference is to prioritize longer bookings and STR in the gaps.

Granted we only have 17 but still, I’ve never used anything except a simple excel spreadsheet and all my rental properties have a separate savings account under my main account at my local bank.

Greatly appreciate if you could send it my way. 

My question is, if I do want to make an offer funded with a HELOC, can I later bring in investors or even a hard money lender before the purchase?

He left his job last year and my team found him a property to flip.

My advice is that it is going to take longer than you think and be harder than you expect.
