This years higher than normal W-2 income coupled with the idea of being able to save a few bucks on tax has me giving more serious consideration to this idea. 

When something breaks at 2 am, do you expect them to be on call for $20-50 bucks a month?

I don't know about TX, but 9 years ago Milwaukee real estate cost exactly half of today.
