Not to be negative but rather stimulate the investors on the fence to not wait and sit on the side line and lose opportunities.Time keeps on trucking and if you buy now sometime in the near future you can lower any rate by doing a few simple things.

Goal is to refinance the construction to perm loan eventually, pay off all the LPs and hold the property long term.Looking to move on this fast to maximize existing property appraisal and secure a rate that makes the project feasible.
