If you want to donate 2 months rental income to their favorite charity, then do it. 

but your looking at value add flipping .. new construction.. buy land get it up zoned and approved for HBU and flip timber tracts that you can instantly log and resell we made millions doing this on OPM .. and it viable in the Carolinas etc. you will need to listen to my pod cast or make a very nice donation to my charity for a personal consultation.. this is too detailed for the forums too much typing. 

By donating labor, time and/or materials, we can bring down the overhead of each project. 

Seller plans to donate most if not all of the sale proceeds to a particular charity. 

Donate unused items from your own personal residence to the STR house. 

So if you were able to have land donated to you, your project would score higher.

Just have him sign something saying he is giving you permission to dispose or donate the items as you see fit. 

I'll pass this along to him...also looking at possibly donating to an organization such as Habitat for Humanity, as a way out. 

That's ok, because you can close on their timeline, with an offer that helps them move forward, and they only need to take what they want from the house, and you'll donate and take care of all they leave behind. 

As George Carlin used to say, God is obviously terrible with money, because his followers are always soliciting donations -- God is all-seeing, all-wise, all-powerful, sure, but, well, he's really just no good with money.You can't pass this expense on to your tenants in the hopes of making your spreadsheet's projected expenses for the property work out for the year.
