@Russell Brazil do you want to comment I love this comment coming from a veteran investor like @Ned Carey I believe their is a lot of misinformation from all these Gurus telling people things that are almost impossible just to get the newbies to sign-up for their mentorship program or pay for their pre-recorded sales videos.I see all these unrealistic expectations from the newbies all the time and I always set their expectations right from our first conversation.Like @Russell Brazil said, If I don't see minimum of 1% Earnest Money Deposit (EMD) on the contract, it's a red flag for me and that offer most likely not accepted by my clients.

Now if you are looking for investors, that is a very different presentation, focus on the story of the Project and if there are any "feel good" tie-ins (i.e. non-profits, helping veterans, urban revitalization etc...) highlight those.
