I agree with all of the above.There is risk in getting out of bed in the AM.Every business has risk.When someone espouses "no risk" or some variant, I know that person has little experience.

It makes sense for the slab to flow away from the property, but steps are supposed to be flat. 5 - There's the rusty nail that my kid stepped on that is sticking out of the slab6 - There is a ton of overpour that has gotten into my flower bed in front of the slab.

I gather the info and put into a spreadsheet (neighborhood, bed, bath, list price, list date, year built, zip code, and if its bank owned / short sale, etc).I have a column that has the formula =Today() and then the Days on Market column will subtract todays date from list date, giving me the accurate days on market (matches the mls!).

I didn't pay a single dime, but I feel emotionally scarred at the sleaziness of these seminars, the people who can go to bed at night scamming the ignorant, and the fact that there are people who aren't able to see through this exist.
