I'm sorry to make that last post and then ditch. I had to get ready for something this morning.
Ted- I'm not currently a big fan of owner financing. Remember, we are looking at real esate from different shoes. I'm not as hung up on cash flow and want equity build-up and tax benefits.
Owner finance defeats both those desires. If I sell, on owner finance, I'm creating a taxable occurrence and the interest I receive is un-offset ordinary income. I also lose my anticipated appreciation and the interest I receive monthly is taxable (with no writeoff) as opposed to if I own the property , the rent received is somewhat covered by the deprec.
Someone that is trying to live off cash flow, and has no tax consequences would look at this differently. To them, their # 1 goal is to exist on that money, and the long term creation of wealth, the tax savings and having a renter to pay off their mortgage, are not as important.
Matty- Good to see you back. Good luck on that Roulette table, known as day trading. I always preferred the gambling that came with free soft drinks, scantiliy clad women and all the bells and whistles. I never got that in day trading. I hope you live to see another day.
