The house structure looks good but I don't know what would be required to sanitize the two bathrooms.

Our structure was pretty simple.

If it were me, I'd like more about how I wanted to structure my portfolio.  

So I'm not entirely clear on how that structure would be profitable given the number of cooks in the kitchen, so to speak. 

Looks like structural work, partial rewire, completely new kitchen and baths.I would love to hear what your final rehab number run, with breakdowns.

Is this structure permitted?

I think recourse loans make you a better borrower and make you really analyze your acquisition prospects more carefully when buying and your financial structure/need for debt when refinancing.  

I spoke to a private lender about my intentions and he said he's never structured a deal like this.
