Trying to get more into real estate deals... Rentals and flips!

I would like some advice in regards to getting a little more serious about real estate. I'm trying to figure out where to start? I'm thinking rental properties/apts under $40k each and get approx 3-4 more to add to my current portfolio of 2. I am also going to continue to flip the house I reside in every 1-2 years. Any advice on how I should go about starting these transactions and how to finance etc?
