imo $100k properties in Amarillo that your buying at a discount if they  need some rehab is almost touching class a properties in amarillo, the reason they prob wouldn’t be considered class a would be the age, but solid b+ stuff in that range.

The CC&R seems to have expired a decade ago, but since the current owners has done some modifications in the 60's and 90's, shall I ask them to provide evidence that their modifications were done with approval of the committee?

This isn't a complete business plan but it's a solid component of it.
