Even with higher rent you may have over improved it for the area.If you can't save the structure you can have the fire department do a controlled burn on it.Then pay hauler a nominal fee to take away the junk.If there are a bunch of trees with valuable types you can get a tree company to take down for you and they keep the wood to sell and you get done for free or a nominal price.Could the lot be sold off for a quick return to the neighbor who wants a bigger yard??

She moved in not because she loves the hard wood floors or it's close to shopping, she wanted her two boys to go to the schools in that area.Of course, it does have a down-side, i.e., she could just as well live 2 blocks over since it doesn't change the school situation, so I have to keep the rent competitive.

(Sorry I went so long around the bush, but we are here now)The difference between investing and speculation has more to do with the degree of control or management over the proposed transaction, than gambling by chance.Assume I am entering into a purchase to sell a property that is very unique, like a burm home with only wood heat and no air conditioning and it is located in northern Missouri in a rural area on 10 acres.Now, let's assume that the newest memeber of BP is also interested in this same property.

First off, in CA and most of the West Coast, our homes are built out of sticks (wood), all the framing anyways.
