If I come across a great deal at say 3 million it is different than at 10 million. 10 million might be a great deal but doesn't mean I can pull it off alone myself without a syndicate etc. but I might have an investor that can own by themselves and would love that property.I think it is smart for brokers to also be investors and not just transactions only.

Everyone knows that cash is king, and it is undeniable that these small chinese shops popping up is killing the market, but they need cash before they "order" the items from china, how do you beat that or how do you mitigate that or better yet, how do you ride with the flow?

I don't mean to be disrespectful, however if you carry your 'I know for a fact' attitude into the bank, you have probably not compelled the right people to want to help you.Since people want to do budiness with people they know and like, if you are an unknown quantity from an unknown source, you're just another smart person who knows the language of money.

So, if you are serious pay it, if not or if it's not a good deal don't waste your money.If I were a seller in a hurry to sell and it was costing me $XXX per day while someone had it tied up while they shopped a buyer I would want assurances they were going to close and  one way is by having a nonrefundable fee.
